FastBloc's sister company, Halieus Homes, provides credit and housing solutions to low income families. We assist communities with training, organization and materials to work together to create a better life for themselves. Our program enables families to build new, fully constructed, environmentally friendly homes at a price they can afford as well as create a credit history and a relationship with a bank.

The program is a four step process: establish credit and down payment through savings account, receive training in building and finances, obtain financing, build your home with the assistance of the community. The model is similar to micro finance. Instead of collateralizing businesses, families join a savings cooperative to establish credit and cross collateralize each other's loans. This system has been proven by companies in southern Mexico who have aided in the construction of over 25,000 homes working with the Mexican government. We have joined CONVIVES, an association of builders who work in conjunction with the Mexican Government, to provide these social housing solutions, including financing.

According to the Mexican Government, the nation has a current demand for 9 million homes. This number is expected to increase by 700,000 annually for the next 20 years. Nearly 1/2 of Mexico's work force is currently unable to access credit. Families build their homes incrementally as their income permits, often taking up to 15 years. This method produces poorly planned homes with higher costs, waste, and often poor quality and unsafe living conditions. On average, this population will spend $130 a month to build their homes a section at a time.

The system works like this:

We identify local community leaders. It is essential to have local buy in, so a board of directors is formed for the savings cooperative from leaders in the local community. These leaders are educated by Halieus to increase ownership of the process and make them more self sufficient as more families join the cooperative.

Cooperatives are formed when a minimum of 30 families apply together to enter into the housing program. They sign an agreement to form a savings cooperative and to be the labor for the construction of each family’s home. This savings cooperative is established at a special government regulated bank. Each family deposits a specified amount each month, usually the amount their monthly mortgage payment will be, to prove credit worthiness. When funds, typically 10% of the purchase price, have been saved, these funds are used as the down payment for their home.

During the savings period, we provide architectural and engineering expertise to design the home, as well as financial training. When the savings period is complete, we provide the material and a foreman on site to help oversee construction. Families in the cooperative aid in the building of each other's homes.
Once the house in complete, we provide financing, through a program by the Mexican government, at terms people can afford, typically less than the $130 a month these families pay on average for making incremental improvements on their current structures.

This sustainable system provides the homeowner with a new home that they can afford and pay off over time (typically 10 years) instead of incrementally building their home on a month by month basis. Now that the family has a completed home that is structurally sound and can receive a loan, the family has an asset they can put money into as well as sell if job opportunities in other markets become available to them. They also have a relationship with a banking institution and a credit history which allows them to be able to make other purchases on credit over time.
